What is a Property Reality Check?

It's a two-part service: a desktop analysis plus a physical inspection of the property. We dig into the data — comparable sales, suburb trends, listing history — and then we go and look at the property with experienced eyes. You get the numbers and the on-the-ground reality in one report.

How does it work?

Step 1 — Desktop. We pull comparable sales, check the suburb's market performance, review the listing history (how long has it been on the market? has the price changed?), and flag anything that doesn't add up.

Step 2 — Physical inspection. We attend the property — at an open home or by arrangement — and assess it the way an experienced agent would: condition, layout, natural light, street appeal, obvious maintenance issues, and how it compares to what the listing promises.

Step 3 — Report. You get a straight-talking summary: what the property is really worth, what to watch out for, and whether the asking price stacks up.

When should you book one?

  • Before you make an offer — especially if you're buying interstate or can't inspect yourself.
  • When something feels off — the price seems high, the listing has been sitting, or the photos look too good to be true.
