Selling
Sell on your terms, with every option on the table.
Private treaty, auction, expressions of interest, or off-market — the right method depends on your property, your timeline, and your goals. We will give you an honest recommendation. No pressure toward any one of them.
Four ways to sell
One of these fits your situation. We will help you pick.
Every method can achieve a great result in the right circumstances. Here is the honest summary of each — the same one we would give you across the table.
Private treaty
Your home is listed at a set price and buyers make offers. Calm, controlled, and familiar.
Best when: you want certainty on price, a quieter campaign, or time is on your side.
See the step-by-step ▾
From appraisal to sold
Appraisal & asking price. We agree a realistic asking price backed by comparable sales.
Sign the Form 6. Appointment type, term, commission and marketing — all in writing.
Prepare & launch. Photography, floor plan, and your listing live on the portals.
Open homes & inspections. Buyers through the door; every enquiry followed up.
Offers & negotiation. Every offer presented to you; we negotiate price and terms with you.
Sold & settled. Contract goes unconditional; settlement on your terms.
Auction
Buyers compete openly on the day against a deadline. Unconditional contract if it sells under the hammer.
Best when: demand is strong, the property is hard to price, or competition will lift the result.

From appraisal to sold
Appraisal & price guide. Price guide set; your reserve discussed with you — never published.
Sign the Form 6. Auction appointment terms and the marketing budget agreed in writing.
Campaign launch. A 3–4 week campaign across the portals, socials and our buyer database.
Open homes. Saturday opens plus private inspections; every buyer qualified.
Auction day. Open bidding — if the reserve is met, an unconditional contract is signed on the day.
Sold & settled. If passed in, we negotiate with the highest bidder immediately; then settlement on your terms.
Expressions of interest
Buyers submit their best offer by a closing date — competitive, without the theatre of auction day.
Best when: the home is unique or higher-end and deserves considered offers.

From appraisal to sold
Appraisal & expectations. Price expectations set ahead of the closing date.
Sign the Form 6. Appointment terms, commission and marketing — all in writing.
Prepare & launch. Campaign launched with a published closing date for offers.
Inspections. Open homes and private viewings run through to the closing date.
Closing date. Written offers submitted; we present each one and negotiate the best terms for you.
Sold & settled. Contract unconditional; settlement on your terms.
Off-market
Your home is quietly offered to qualified buyers from our database — no portals, no signboard, no open homes.
Best when: privacy matters, or you want to test the market before a full campaign.

From appraisal to sold
Discreet appraisal. Price guidance with no public listing and no fanfare.
Sign the Form 6. Appointment terms in writing — the same protection, even off-market.
Quiet matching. Your home offered privately to qualified buyers in our database.
Private inspections. By appointment only, at times that suit you.
Offers & negotiation. Direct negotiation; every offer presented to you.
Sold & settled. Or, if you choose, we escalate to a full public campaign.
Not sure which fits? That is exactly what the appraisal is for — start below.
The process
From appraisal to sold — here is how it works
Honest appraisal
An honest price range backed by comparable sales — never an inflated figure to win your business.
Choose your method
We recommend the method that suits your property and timeline — and explain why, in plain English.
Sign the Form 6
We walk you through the appointment line by line before you commit. What am I signing?
Prepare and launch
Photography, floor plan, styling advice and marketing — every cost itemised in writing first.
Open homes and offers
Qualified buyers through the door, every enquiry followed up, every offer presented to you promptly.
Sold and settled
Contracts exchanged, deposit secured, settlement on your terms — we stay with you to key handover.
What it costs
One flat 2% commission. Nothing buried.
No tiers, no bonuses hidden in the Form 6, no surprises at settlement. The rate, the marketing budget and when everything is payable are all in writing before your campaign begins.

What could your home sell for?
Two ways to find out — a fast automated estimate, or a personal appraisal with Jerry. Both are free, and neither obliges you to appoint us.
Instant estimate
An automated guide based on recent comparable sales. Three steps:
- Enter your address and a few property details
- We email your report link
- Open it for the estimate, comparable sales and suburb performance
An automated estimate, not a formal valuation.
Personal appraisal with Jerry
Jerry comes to your home and gives you:
- A realistic price range backed by recent local sales
- What your property brings to the table — features buyers will pay for
- Preparation priorities — what is worth doing, and what is not
- Timing and the right selling method for your situation
No obligation to appoint an agent.

Questions sellers ask us
Do I have to sell by auction?
No. Auction suits some properties and some sellers, but it is one option among four. We will recommend the method that fits your property, your timeline and your comfort — and if that is private treaty, that is what we will run.
How long will it take to sell?
It depends on the method. An auction campaign typically runs 3 to 4 weeks from launch to auction day, plus preparation time. A private treaty campaign runs until the right buyer appears. We will give you a realistic timeframe for your property at the appraisal — not a guess.
What does it cost to sell?
Our commission is a flat 2% — stated in writing on your Form 6. Marketing costs are itemised and capped before the campaign begins, so you know the total before you spend a dollar.
What is a Form 6?
The appointment document you sign to authorise an agent to sell your property in Queensland — required by law before any marketing begins. We have written a plain-English guide to it: read it here.
What is the difference between your estimate and a valuation?
Our estimate — automated or personal — is a market appraisal to guide your selling decision. It is not a formal valuation, which only a certified valuer can provide for legal or lending purposes.
Ready to find out what your home is worth?
An honest appraisal, a clear strategy, and a straight answer on price. No obligation.
